Leading Trade Publication identifies LDG Development as nation’s 4th Largest Developer of Affordable Housing

Strong 2016 pushes firm up 12 spots into Top 5

 

(Louisville, Kentucky) Louisville based LDG Development has been identified as one of the nation’s top developers of affordable housing by a leading online and print publication— Affordable Housing Finance magazine. The ranking is based on the number of units the firm started construction on in 2016. LDG began construction on more than 1,000 units last year and expanded into two states—Tennessee and Georgia. Additionally, the firm strengthened its presence in other markets including Louisiana and Texas and expects to begin construction on several projects in Louisville by the end of the 2017.

Affordable Housing Finance magazine is one of the industry’s leading publications. Each year, the magazine identifies the nation’s top developers of multi-family developments based on the number of units that the company began construction on during prior year. In 2016, dozens of developers began construction on more than 25,000 units of affordable housing across the country. During this period, LDG broke ground on 1,060 new units of affordable housing in several states and communities.

This year, the company expects to begin construction on 2,000 units in ten developments. Dischinger and Lechner both believe that the company’s continued growth demonstrates the strong need for more affordable housing in many communities and the solid reputation LDG has established with investors as well as local and state government leaders within the markets the company serves.

Mayor Megan Barry, local officials join with national developer to break ground on latest affordable housing development

The Paddock at Grandview to bring 240 affordable housing units to neighboring downtown

 

(Nashville, TN—) Mayor Megan Barry and other city officials were joined by representatives from the Metropolitan Development and Housing Agency (MDHA) and LDG Development to break ground on the city’s newest affordable housing community, The Paddock at Grandview.  This new construction development will offer 1, 2 and 3-bedroom apartment homes and is located within minutes of downtown Nashville.

“The Paddock at Grandview reflects this city’s commitment and momentum in providing a variety of affordable and high quality housing options for Nashville families,” said Mayor Megan Barry who has made bringing more affordable housing to Nashville a key focus for her administration.  “It is also an example of what can result when the private and public sectors work together to find solutions that address the needs of our community.” 

The 240-unit development will be built on a 14-acre site on West Trinity Lane. The property will include 10 three story energy efficient residential buildings, a clubhouse, swimming pool and other amenities.  Sizes of the units span from 839 - 1,100 square feet and the rents will range from $567-$835 per month.  Units are reserved for families who earn up to 60 percent of the area median income, or $41,000 annually for a family of four.

“The addition of The Paddock at Grandview supports our long-term goal of adding more affordable housing in and around downtown that strengthens neighborhoods and helps to build a better Nashville for all residents,” said Jim Harbison, executive director of MDHA.  “As Nashville continues this unprecedented growth, the demand for quality developments like Grandview will also increase.”

Financing for the project was secured using a mix of private funding, tax credits from Tennessee Housing Development Agency (THDA) and $1.7 million in HOME FUNDS from MDHA. MDHA administers these funds, awarded by the United States Housing and Urban Development (HUD) on behalf of the city of Nashville.  Funds were also made available through the City’s PILOT program, or payments in lieu of taxes, which is facilitated and administered by MDHA and approved by Metro Council.  The Paddock at Grandview marks the first time PILOT has been used to help fund an affordable housing development.

LDG Multifamily, LLC is serving as the developer for the project.  Based in Louisville, Kentucky the company is one of the country’s largest affordable housing developers.  In fact, since 2000, LDG has developed over 5,000 affordable housing units in cities across the country.  According to Chris Dischinger, one of the founder’s and managing partners for LDG, investing in Nashville was an easy decision.

“LDG was founded on the guiding principle that everyone deserves a quality place to live,” said Dischinger.  “Based on the level of commitment and leadership Mayor Barry and other civic leaders have demonstrated throughout this process, it is clear that Nashville shares this philosophy. DeCosta Hastings, councilman for the area, agrees.

“The halo affect The Paddock at Grandview will have is undeniable and I am confident that it will lead to other investments and the continued revitalization of this district,” said Hastings.  “This project helps to remind all of us of the progress that can be made when we put the needs of our community first.”

Construction on the Paddock at Grandview is expected to be completed by June 2017.


City Officials join with LDG Development to celebrate the opening of apartment homes

$18 million investment offers economic boost to Settegast community

(Houston, TX)—Officials from the City of Houston joined with representatives of LDG

Development to celebrate the opening of Villas of Colt Run. Located in the Settegast area, the

138 unit development offers 1, 2 and 3 bedroom apartment homes to families residing within this

historic neighborhood and represents an $18 million investment into this community.

“This project took a blighted site and transformed it into quality affordable housing,” said Neal

Rackleff, director of Housing and Community Development for the City of Houston. “The fact

that this property is completely leased six months after opening indicates the demand and need

for affordable housing options within this area. This project is an example of what can happen

when the public and private sectors join forces to address a need within our city.”

Villas of Colt Run offers a number of amenities to its residents including a swimming pool,

fitness center, a play ground and high speed and wireless internet access. To improve

efficiency, the space and water are heated using natural gas. The development opened in March

and was completely leased by August. According to Chris Dischinger, one of the founders and

owners of LDG, Villas of Colt Run reflects the company’s commitment to providing quality

properties to the communities and residents it serves.

Villas of Colt Run is located on a site that previously housed a partially completed apartment

building that had been abandoned for several years. Funding for the project includes $3 million

from the city’s HOME FUND as well as private investment from First Sterling Capital and Citi

Bank. Councilman Jerry Davis, who serves as the council representative for the development,

believes the project demonstrates how cities can leverage funds to attract investment into

communities and lead the way in transforming a neighborhood.

“Villas of Colt Run is another example of the growth and revitalization that is taking place

within Settegast, “said Davis. “It is projects like this that will help to strengthen this community

and help to make it a great place to live, work and play.”

New $67 Million Dollar Development Project Coming To Austin Offers Sustainable, Multi-generational Affordable Housing

September 30, 2014 – LOUISVILLE, KY – Representatives, partners and community members from the city of Austin, Texas will join developer LDG Development for a ground breaking ceremony on Tuesday, September 30th at 10:00 a.m. to celebrate a new multi-generational apartment community serving families and seniors on a limited income.

The Pointe at Ben White and The Villages at Ben White will be a 433-unit neighborhood with garden style apartment homes for working families and those 55 and older earning 60 percent of Austin’s area median income. Multi-generational housing is a concept gaining traction in the affordable housing field for its potential to strengthen communities by universally designing an area linking the needs of children and the aging population. Although The Pointe and The Villages are their own entities, they are adjacent to one another and within the same gated area. 

“The Pointe and The Villages at Ben White are both walkable and transit-oriented,” said Chris Dischinger, Principal of LDG Development. “These are two common needs for the young and the young-at-heart. Both generations need a range of services that include childcare and/or senior services, parks, grocery stores and healthcare. These new homes will be conveniently located near St. David’s Medical Center, Dell Children’s Hospital, Walgreens, a new Veteran’s Administration, three schools and a future light rail system going down Riverside.”   

The Pointe at Ben White will feature 250 beautiful one, two and three bedroom units with a combination of plush carpeting and hard wood. Louisville Developer Wins Prestigious Award

LOUISVILLE, KY – LDG Development is proud to announce The Muses been recognized as a Novogradac Journal of Tax Credits Development of Distinction award recipient. LDG was chosen for their vision and outstanding contributions in the field of tax credit development. The Muses won first place in the category Overcoming Significant Obstacles and received an honorable mention for Major Community Impact.

The Muses in New Orleans was a labor of love for Kentucky-based LDG. During a business conference, developers visited the city post-Katrina and were disheartened at the slow process to rebuild. They fought to overcome tremendous hurdles by securing a local non-profit developer, Gulf Coast Housing Partnership to assist with the development. Eventually, New Orleans City Hall became involved; the state housing finance agency, two neighborhoods at odds over the development came together; and a city councilwoman caught between the two neighborhoods became their unified voice, all in the name of helping to revitalize Central City New Orleans.
