LDG Development moves forward with area’s newest affordable housing community in southeastern Jefferson County

Donerail Run to serve families earning up to 80 percent of Area’s Median Income
LDG Development has closed and broken ground on its newest affordable housing community – Donerail Run. Located at 11312 Taylorsville Road and near the city of Jeffersontown’s thriving Bluegrass Industrial Park. Site preparation for Donerail Run is well underway, and construction is expected to begin in the coming weeks. Once complete, the development will offer 312 apartment homes for families living or seeking to locate to this growing neighborhood.
“When you consider the amount of growth taking place throughout this corridor of our community, and the lack of affordable housing options available for families seeking to locate within this area, it is undeniable that the addition of Donerail Run is a benefit to this area,” said Chris Dischinger, Co-founder and Principal of LDG Development. “Once complete, Donerail Run will provide an opportunity for hundreds of families to live in highquality housing that is conveniently located near employment centers, a number of schools and a host of other amenities and services that help communities thrive.”
Situated on a 28-acre site, Donerail Run will provide 1, 2 and 3-bedroom garden style units that spans across 13 buildings. Residents will also have access to a number of onsite amenities including a swimming pool; a business and fitness center; large picnic areas; and many other features. Additionally, units will also include stainless steel appliances, spacious floor plans and upgraded flooring.

Dischinger expects Donerail Run to build on the success of a nearby LDG community – Bristol Bluffs. Since opening in 2019, Bristol Bluffs has maintained a steady occupancy rate that exceeds 90%.
“From the day we announced the opening of Bristol Bluffs, interest in that community has remained high,” said Dischinger. “We expect Donerail to experience similar levels of interest once it opens.”
Donerail Run is named after the upset winner of the 1913 Kentucky Derby winner – Donerail. The Derby winner was ridden by Jeffersontown resident and jockey Roscoe Goose. More than 100 years after Goose’s historic run, Donerail still holds the record as the biggest long shot winner in the history of the Kentucky Derby.
While LDG expects construction to continue for 18 months, it hopes to welcome its first resident to Donerail Run next fall. Once complete, LDG will have more than 2,800 units that span across 20 properties in Kentucky. Nationally, the company has more than 15,000 units that are providing quality housing to thousands of families and seniors in 8 states. Dischinger says that LDG’s continued focus on providing more affordable housing units – both locally and nationally – reflects the growing demand for more affordable housing units across the country.
